If Mount Yotei filled your window while you ate dinner, you probably wouldn’t even look down at your phone. NOT A HOTEL has partnered with Norwegian architecture firm Snøhetta to design RUSUTSU, a private villa perched at the summit of Hokkaido’s Rusutsu Resort. Renderings released so far show expansive glass walls bringing the mountain views right inside, giving you every reason to linger at the dining table, on the sofa, or in the bath.

The building consists of two stacked, nearly perpendicular linear volumes, each gently curving toward the center. The lower section tucks partially into the terrain to house a gym and sauna, while the living room, courtyard, kitchen, and dining area form a connected social space. Bedrooms and a study occupy the upper level, separating quiet rest from shared activities.
A central courtyard acts as the heart of the villa, while glass facades and expansive windows maintain an open connection between the interior and the mountain landscape. Clean lines paired with natural stone and wood details mirror the surrounding environment.
Four bedrooms pack skiing, hot springs, and relaxation into a single trip

Designed with four bedrooms, the villa accommodates up to eight guests and takes full advantage of its hilltop location within the ski resort. Along with winter snowscapes, the plans also cater to summer outdoor activities, letting life here shift naturally with the seasons.
Indoor and outdoor baths facing Mount Yotei, alongside sauna and fitness facilities, ensure post-workout recovery comes with a view. Scheduled to open in spring 2029 under NOT A HOTEL’s fractional ownership model, the project remains in its design preview stage for now. It will be a bit of a wait before you can actually sit down at that dining table.
